Services

Everything above the top plate.

Six things we do, done by our own crews, priced in writing before anyone climbs a ladder.

Tear-off in progress showing exposed roof decking and new shingles
assets/img/service-replacement.jpg 1400 × 1050 Mid-tear-off: one roof plane stripped to bare plywood decking with synthetic underlayment half rolled out, the adjacent plane already finished in charcoal architectural shingles. Crew of three working, harnesses on, dumpster below.

Roof Replacement

A full tear-off to the deck. We don't lay new shingles over old ones — it traps heat, voids most manufacturer warranties, and hides the rot you're paying us to find.

Every replacement includes

  • Complete tear-off & deck inspection
  • Rotten decking replaced at cost
  • Synthetic underlayment (no felt)
  • Ice & water shield in all valleys
  • New pipe boots, flashing & drip edge
  • Ridge vent & intake balance check
  • Dumpster, tarps & magnet sweep
  • Warranty registered in your name
Typical timeline

Inspection to install is usually 2–3 weeks. The install itself is one day for most single-family homes, two if the pitch is steep or there's a lot of tile.

Leak & Repair Work

Roughly two thirds of the leaks we're called out to are not a shingle problem. They're a flashing problem, a boot problem, or a ventilation problem pretending to be a leak.

What we chase down

  • Cracked or shrunken pipe boots
  • Chimney & sidewall step flashing
  • Valley separation & nail pops
  • Wind-lifted or missing shingles
  • Skylight seals & curbs
  • Ice-dam damage at the eaves
  • Condensation mistaken for a leak
  • Satellite-dish penetrations
Active leak right now?

We tarp emergencies within 24 hours, seven days a week.

Storm line

Storm & Hail Insurance Claims

Colorado gets hammered. Filing the claim is the easy part — getting the carrier to pay for the whole roof instead of four squares is where most homeowners lose money.

We document before you file

Dated drone footage, test squares, and a hail-size report from the storm cell that hit your address. Carriers argue with opinions, not evidence.

We meet the adjuster on the roof

Not in the driveway. Most missed line items — drip edge, ridge vent, gutter aprons — get missed because nobody was up there to point at them.

You pay your deductible. That's it.

We bill the carrier for the rest at their approved scope. Anyone offering to "eat your deductible" is committing insurance fraud and will take you down with them.

Gutters & Drainage

Formed on site in one continuous run, so the only seams are at the corners. Available in 5" residential and 6" oversized for steep or large-catchment roofs, with hidden hangers screwed into the fascia every 24 inches.

  • Seamless aluminium in 24 colours
  • Leaf guard & micro-mesh options
  • Downspout re-routing away from foundations
  • Heat cable for chronic ice-dam eaves

Commercial & Flat Roofing

Warehouses, retail strips, HOA buildings and the flat-roof extensions bolted onto half the bungalows in Denver. Heat-welded TPO and modified bitumen, installed in phases so you don't have to close.

  • TPO, EPDM & modified bitumen systems
  • Tapered insulation to kill ponding water
  • Scheduled around your trading hours
  • Roof asset reports for property managers

Inspections & Maintenance

A roof is the only part of the house nobody looks at until it fails. Our annual plan catches the $300 problems before they become the $30,000 ones, and keeps your warranty valid.

  • Two visits a year, spring and autumn
  • Photo report with a condition score
  • Gutter clear-out included
  • Minor sealant & fastener fixes on the spot
  • Priority slot after any storm event

Materials

Four roofs, four price points, four lifespans.

We'll quote whichever you want. We'll also tell you honestly which one we'd put on our own house given your pitch, your HOA and how long you're staying.

Architectural Asphalt

The default for good reason. Handles hail well, looks right on almost every Denver street, and every insurer knows how to price it.

Standing Seam Metal

Lifespan
40–70 yrs
Wind rating

Relative cost
$$$$

Costs roughly double up front and outlives two asphalt roofs. Sheds snow, shrugs off embers, and dents rather than shatters in hail.

Class 4 impact

Class 4 Impact Shingle

Lifespan
30–40 yrs
Wind rating

Relative cost

Built for hail alley. Most Colorado carriers knock 10–30% off your premium for it, which often pays the upgrade back inside a decade.

For anything flat or low-slope. The white surface reflects heat, which noticeably cuts cooling bills on a top-floor unit.

Two warranties, not one

The manufacturer covers the materials for up to 50 years. We cover our own workmanship for 10, transferable once if you sell. Both get registered in your name before we invoice.

Financing that isn't a trap

0% for 12 months, or fixed-rate terms up to 10 years through a credit union rather than a contractor lender. No prepayment penalty, and we show you the total cost of credit up front.

We clean up properly

Tarps over the landscaping, plywood against the siding, dumpster on boards so your driveway survives, and two passes with a rolling magnet before the truck leaves.

Straight answers

The questions we get on every driveway.

How do I know if I actually need a new roof?

Granules piling up in the gutters, shingles curling at the corners, daylight visible in the attic, or a roof past about 20 years old are all real signals. But plenty of 18-year-old roofs have another decade in them.

The honest answer is that you can't tell from the ground, and neither can anyone who quotes you a replacement from the driveway. Get up there — or let us — before spending anything.

What does a roof replacement cost in Denver?

For a typical 2,000 sq ft single-family home with architectural shingles, most of our replacements land between $12,000 and $22,000. Metal runs roughly double. Steep pitches, multiple layers to tear off and rotten decking push it up.

We won't give a number over the phone, because anyone who does is guessing and will "discover" the rest later.

Will filing a hail claim raise my premium?

In Colorado, hail claims are generally treated as an act of nature rather than something you caused, so a single claim rarely moves your individual rate. What does move rates is the whole region getting hit — and that happens whether or not you file.

We're roofers, not your agent. Ask them before you file, and we'll give you the damage evidence either way.

Can you just go over the existing shingles?

Physically yes, and it's cheaper. We don't do it. A layover traps heat that cooks the new shingles from underneath, adds weight your trusses weren't sized for, hides any rotten decking, and voids most manufacturer warranties.

How long will my house be a building site?

One day for the majority of homes. Crew arrives around 6:30 AM, tear-off runs to late morning, dry-in and shingles through the afternoon, clean-up before dark. Steep, large or tile roofs run to two or three days.

Do I need to be home?

Not for the install, as long as we can reach the driveway and an outdoor outlet. We do want you there for the initial walk-through and the final sign-off, because that's where you get to point at things.
